

PROFESSIONAL SERVICES & PROJECT PROCESSES
The service offered by our STUDIO will depend on the requirements for each project.

On medium to large projects, traditionally the RIBA Work Stages will apply.
The scope of work & Landscape Architectural services may include some or all of these work stages.
​
On smaller projects, the extent of services may be more limited and bespoke.
The services provided are more likely to be tailored according to Client requirements.
It is for this reason, it is best to arrange an initial meeting with the Client / Client's Representative or Project Lead. Out Out of this meeting, a way forward may be established in terms of services & the terms of these services.

RIBA Stage 0
Strategic Definition
This stage is made up of:
- Establishing Preliminary Project
Requirements.
- Determining the Overall Project Goals and
Objectives.
- Establishing the Overall Project Strategy.

RIBA Stage 6
Handover
This stage involves inspection of the works in the lead up to Completion.
​
Snag Lists / Completion Lists are prepared in accordance with the JCT / NEC Contract (or other contract).
​
The defects are rectified and approved.
​
The works are finalised.
​
The site is commissioned and handed over to the Client.​​
RIBA Stage 1
Preparation and Briefing
During this stage, the following work is carried out:
- The Project Brief is established with the
Client / Client's Representative / Project
Lead.
- Site surveys including on-site and desktop
site assessments are carried out to establish
the site constraints and opportunities.
- Prepares a Preliminary Project Budget.
- Carries out or contributes to Feasibility
Studies.
- Advises on specialists required, such as
Ecologists, Arborists, Lab Tests.
- Advises on Planning Application process
and strategy.
RIBA Stage 7
In Use
This stage involves operational aspects of the project after it has been handed over to the Client.
The Defects Period comes into being. This is usually for a period of 12 months, following project completion. At the end of the Defects Period, the appointed contractor and the sub-contractors are considered to have attended to any contractual terms related to damages and repairs. The work is inspected and a final handover is arranged.

Often a maintenance period is set out as part of the contract. The terms of the maintenance period may run in parallel with the Defect Period and any works included are to be attended to by the contractor and inspected and approved.
RIBA Stage 2
Concept Design
During this stage, the conceptual drawings are developed. Various options may be explored that show how the project requirements, site constraints and opportunities are being addressed.

These proposals are put forward to the Client and / or project team for the purpose of discussion and obtaining feedback. It is during this stage that the most suitable option is selected.
The design should be developed to a level where preliminary pricing may be carried out by a Quantity Surveyor.​​​​​
RIBA Stage 3
Spatial Coordination
During this stage, co-ordination takes place with other disciplines such as the Architect, Civil, Structural, Mechanical and Electrical Engineers, and other specialists to ensure that the works are fully co-ordinated and integrated.

All studies and reports from specialist services are also to be accounted for in the design.

At the end of this stage, the drawings should be sufficiently developed to submit as part of a Planning Application.
RIBA Stage 4
Technical Design
During this stage, the technical documentation and drawings are fully developed, to a level that they may be priced by a Quantity Surveyor for Construction.

Updated & detailed estimates may be received from the Quantity Surveyor or contractor.
​The priced contract documents may be received, adjudicated by professional team and the contract may be awarded.

The Construction Programme, as set out by the Project Manager, will be finalised.
RIBA Stage 5
Manufacturing and Construction
During this stage, the technical documentation and drawings are fully developed, to a level that they may be priced by a Quantity Surveyor for Construction.

Updated & detailed estimates may be received from the Quantity Surveyor or contractor.
​The priced contract documents may be received, adjudicated by professional team and the contract may be awarded.

The Construction Programme, as set out by the Project Manager, will be finalised.
